The main residence

The Georgian main residence is unique, not only because of it's one of a kind location, but also because of it's history. The house was originally built as a dwelling for the Knight’s agent and the farm was a showpiece for the reclamation project. A large amount of restoration took place during 2020 and 2021 and further works will continue over the course of the next year.

The south-easterly views from the house are uninterrupted and look out across the front lawn to the dramatic slope of Hangley Cleave. The lawn boasts a patio with teak dining table along with a charcoal barbecue. From here guests can enjoy spotting stags or the moor or star gaze at night!

There is a considerable amount of downstairs space to explore. The well appointed kitchen features an Aga which is lit from October until the end of May (available for an additional cost outside of this time period), butcher’s block island, electric oven, gas hob, Dualit appliances, microwave and large fridge freezer. The conservatory adjoins the kitchen and offers terrific views of the garden and moorland beyond. Within the conservatory there is both dining space and room to relax with a corner sofa and wood burner.

There is also additional dining space downstairs in the more formal dining room, a drawing room, family library, office (if you really must work!) and cloakroom complete with a Crapper! All reception rooms feature either an open fire or wood burner.

Upstairs there are six bedrooms, four of which are ensuite, plus an additional bathroom (with a fantastic view). All beds are made with Egyptian cotton sheets and feather duvets. The bedrooms are configured as follows and bedrooms 1, 2 and 5 have room for extra beds:

Bedroom 1: Super king (or twin) bed, ensuite with bath and separate shower. Features archive Laura Ashley fabrics and painted with Farrow and Ball’s day room yellow.

Bedroom 2: King size four poster bed, ensuite with bath and separate shower.

Bedroom 3: Everybody’s favourite bedroom (despite it not being an ensuite) due to the cocooning Inchyra blue walls. Super king (or twin) bed.

Bedroom 4: Mahogany twin beds, ensuite with large walk-in rainfall shower.

Bedroom 5: Super king (or twin) bed, small ensuite shower room. Fermoie fabrics with Mylands Soho house T&G panelling.

Bedroom 6: Triple sleeper bunkbed with double at the bottom and a single at the top.

There is an extensive parking area at the front of the house which is accessed via a private drive through the rhododendron garden. The courtyard at the rear of the house is home to rare breed hens and the stables which are available for riding breaks. Guests can also make use of the full size on site tennis court throughout the year and are very welcome to bring along up to two dogs, but are asked to abide by Emmetts on Exmoor’s dog policy.
